Number one, not listening to the professionals.  The number one mistake of home sellers make is ignoring the advice of their real estate professionals.  And what exactly are we talking about here? Well, this includes putting their home on the market for more than it's worth, contracting out expensive yet frivolous remodeling projects, as well as not listening to the advice of their real estate professionals in regards to staging and showing preparations.  Let's not forget. They're the professionals, not you.  listen to what they're saying.  I mean, this is exactly what you're paying them for, isn't it? 

Number two, overestimating their house.  A common mistake many homeowners make is overestimating the value of their home.  Listen, I totally get it. We get very attached to our homes.  We have a sense of pride in our homes, especially if we've invested a significant amount of time, energy, and money into those homes.  Overestimating the value of your home can cause you to insist on a foolishly high price point, and as a result, chase away potential buyers.  Avoid this mistake by hiring an appraiser to tell you exactly how much your home is worth.  Please do yourself a favor, accept their opinion and push your personal feelings aside.  I know, I know, easier said than done.  This might not be easy, but I promise you it will be necessary.  

Finally, number three remodeling most homeowners make the costly mistake of remodeling extensively before putting their home on the market.  It's true, Some remodels can increase the value of your home. But most like replacing the entire roof or overhauling your entire kitchen can't possibly add enough value to your home to offset the cost before you even consider Contracting out any work consult your real estate professional about any possible benefits more than likely you'll find that they save you from a very large headache and they might even save you a whole bunch of money and there you go.
